122+- acres of prime land for sale in West Lincoln County

The land lies near the Highway 64 (e-w) crossing of Swan Creek west of
Fayetteville about 10 minutes out of Fayetteville and just 7 miles short
of Highway 65 (n-s).

A large creek (Swan Creek) runs along one side of the property, an
additional creek (Sawyer Creek) originates on the property and exits at
the other side.

There are dense woods for deer and turkey, and many small to medium open
areas ideal for food plots. Current value of these woods is $220,000 total.

There are three peaks to choose from for a view if you wish to build a
house or hunting lodge or bed & breakfast on the property. Current value
of these peaks is $128,000 each.

Water lines run near, and electric lines have been run to the barn.
There is an old well (capped) near the barn as well.

$427,000 [$3,500 per acre] The price was $604,000 [$4,950 per acre],
this is the first time offered at this reduction in price.

Owner financing available at 20% down [%85,400 down] and 5.5% for 8
years [$4,406.42 monthly]. Other terms can be arranged.

This land is currently under lease to a hunter, all requests to view the
land will be honored, walk-ons might encounter the hunter.

Email replies to the posting address will get prompt attention.

how about giving a google maps URL?
As I said, email replies will get prompt attention, this includes those
maps you are requesting, try replying to the posting address using your
non-anonymous email address if you wish more information such as those
maps.

I really do not want my hunter to have to deal with walk-ons or gate
crashers, this is why there is no URL.

To answer your real question, the actual property is shown on the maps I
will send you but you still need me along when you look over the
property in person as the gate is locked and you do not have the key.
This is another reason for you to ask via email for the mapping, we'll
need to set up a time to both visit the property, and you will need two
4 wheelers, one for me and one for yourself so I can show you the
property cause I ain't walking 122 acres nor will I hike up any of the
peaks. We have progressed past the time of horses being used for that
purpose and ain't that great.
